When taxes are due

Property taxes and the Home Owner Grant claim are due on the first business day of July each year. 2026 taxes were due July 2, 2026.

A 10% penalty is added to any unpaid current taxes after the due date, including balances left by an unclaimed Home Owner Grant. The penalty is set by provincial law and can’t be removed for any reason, even if you didn’t receive your tax notice.

What your taxes pay for

The City collects property taxes for its own services, projects and infrastructure. It also collects and passes on taxes for the Province (school taxes), the Regional District of East Kootenay, the Kootenay East Regional Hospital District, BC Assessment and the Municipal Finance Authority.

Claim your Home Owner Grant

The grant is claimed with the Province, not at City Hall. Claim it before the due date to avoid the penalty.

Coming in 2027: the $200 northern and rural grant ends. The regular grant drops from $770 to $570, and the senior and additional grant drops from $1,045 to $845.

Defer your taxes

The Province’s tax deferment program is a low-interest loan that lets eligible homeowners put off paying property tax on their principal residence. You may qualify if you’re 55 or older, a surviving spouse, a person with a disability, or supporting a child under 18.

  • Regular program: 55 or older, a surviving spouse, or a person with a disability, with at least 25% equity in your home.
  • Families with children: you support a child under 18 during the year, with at least 15% equity.

Penalties, interest, earlier years’ taxes and utility charges can’t be deferred, so pay them first. Apply or renew online through eTaxBC. About tax deferment or call 1-888-355-2700.
